CLIENT:
The Constantine, a new rental building located on vibrant 14th Street in Hoboken, NJ.
CHALLENGE:
The Constantine, a new mixed-use residential and retail development, was required to install flood protection in order to receive its Certificate of Occupancy.
The building’s architectural design included a decorative groove along the lower-level facade, creating an uneven surface that made it challenging to install traditional flood protection systems. Connecting multiple barrier posts to this surface would not only be difficult to seal but also visually disrupt the architectural intent of the design.
GOAL:
To meet the flood protection requirements set by Hoboken's Department of Buildings Code, based on Base Flood Elevation (BFE) analysis plus 1 ft of freeboard.
To minimize the number of connections to the building facade, reducing architectural disturbance and sealing complications.
To provide a durable and easily deployable flood barrier system that protects both residential and retail entrances on the property.
SOLUTION:
A continuous run of the Hammerhead™ Aluminum Flood-Log System was chosen to span the entire front and side of the building in an L-shaped configuration, covering over 145 feet in total protection length.
The system was designed to cover all openings within the enclosure, eliminating the need for multiple connections to the building’s uneven facade. An 8-Plank high configuration, providing just over 5 feet of flood protection, was selected to meet Hoboken's required flood zone standards.
The Hammerhead™ Flood Barrier was selected for its:
Proven durability and performance through multiple hurricanes.
Ability to span long distances with minimal Post Mounts.
Center intermediary Posts for structural support without excessive wall mounting.
Installation details included:
Filling in the uneven decorative groove at Post connection points to ensure a watertight seal between the wall and Posts.
Installing baseplates in the concrete sidewalk for Center Posts, allowing for quick setup before a storm.
Smaller sidewalk baseplates to receive Kicker Legs for Center Post stabilization during deployment.
When not in use, all Planks, Center Posts, and Kicker Supports are removed and stored securely, preserving the building’s appearance and pedestrian access.
SUMMARY:
The Constantine now meets all flood protection requirements for Hoboken, New Jersey's Building Code, and has successfully maintained its architectural integrity through smart design decisions and the use of a high-performance flood mitigation system.
